Landlord & Seller Representation

Comprehensive disposition services from initial asset assessment through closing. Azimuth provides broker opinions of value, develops customized marketing strategies, and manages the full transaction process for commercial owners across asset classes — from single-tenant retail to multi-property portfolios.

Our disposition experience includes the J&J Homes, Inc. eleven-property portfolio valued at $250 million, the Opus South Corporation Tampa portfolio of eleven shopping centers, nine office buildings, and five warehouse facilities, and lot dispositions for developers to various builders including Richmond American Homes, Starlight Homes, Brightland Homes, and Onyx and East.

Tenant Representation

We represent commercial tenants in locating, evaluating, and securing space aligned to their operational and financial objectives. Services include site identification, market and competitive analysis, lease negotiation, and renewal strategy.

Every engagement begins with a clear understanding of the tenant's spatial requirements, growth assumptions, and lease economics — and ends with terms that serve the long-term business objective, not just the near-term occupancy need.

Buyer Representation & Site Selection

Systematic acquisition advisory combining market research, GIS analysis, and on-the-ground location intelligence. We have completed more than 31 acquisition assignments for retail, commercial, office, and industrial development, including multi-year site selection programs for Opus South Corporation and Duke Realty.

Recent buyer representation includes the $8 million acquisition of development land in Pasco County on behalf of EHOF III Acquisitions (Falcone and Associates) and the purchase of 149 fully permitted lots from GNS Development Company on behalf of LGI Homes.

Distressed Asset Disposition

Strategic counsel for owners, lenders, and fiduciaries navigating complex disposition scenarios. Our experience spans foreclosure asset management, portfolio liquidation, and disposition under court oversight — situations where competing stakeholder interests, compressed timelines, and asset condition require careful, experienced judgment.

We understand the practical realities of distressed transactions and provide clear-eyed advice on pricing strategy, buyer qualification, and timing — always with a focus on maximizing proceeds within the constraints of the situation.

Property Management

Hands-on management oversight across a broad range of asset classes — apartment communities, marinas, retail centers, mixed-use properties, self-storage facilities, and land portfolios. We provide day-to-day operational oversight, tenant relations, financial reporting, and maintenance coordination.

Managed assets have included Spring Lake Village (141 units), Bent Pines (71 units), Huber's Marina (233 slips), Maximo Marina (615 slips), Sundance Self Storage (100 units), Gasparilla Marine Fishery, and the J&J Homes Land Division — 2,000 acres across ten properties in Sarasota and Charlotte counties.

Consulting

Independent strategic advisory for acquisition and disposition decisions. We provide broker opinions of value, hold/sell analyses, portfolio assessments, and market studies for owners who need experienced, objective guidance outside of a formal transaction engagement.

Our consulting work is grounded in the same analytical rigor we apply to brokerage — market data, comparable analysis, and a frank assessment of the options available to the client given current market conditions.
